Building SetBacks
(What are setbacks and why do they matter when building?)
When you are searching for a homesite, there are many factors to consider, and one of the most important aspects are the building setbacks.
Setbacks are the minimum distance that a building or structure must be set back from the property line or other buildings on the property. These setbacks are typically set by local zoning and building codes and can vary depending on the location and type of property.
There are different types of setbacks to consider, including
- Front Setbacks
- Rear Setbacks
- Side yard Setbacks
- and corner setbacks, which can be more challenging to work with.
Setbacks can also be set by the developer of a subdivision and can sometimes be found in the restrictive covenants paperwork if the lot you are considering is in a subdivision with restrictive covenants.

Understanding setback requirements is crucial because they play a significant role in determining the building pad, which is the area of the land where the home can be constructed.
If a property has larger setback requirements, it may result in a smaller building pad, which could limit the size of the home and the number of attached garage stalls that can be built. On the other hand, if the setback requirements are smaller, it may result in a larger building pad, allowing for a larger home and more attached garage stalls or a larger backyard.
Finding setback information can be simple if it is listed in restrictive covenants or a survey, but sometimes the seller or listing agent does not have that information. In this case, it’s a good idea to call the municipality and ask for “someone who can help you to get ahold of the setbacks.” typically this is a planner & zoning sometimes the building inspector in each municipality is different so asking the clerk for the municipality they should be able to point you in the right direction.

As a buyer, being knowledgeable about setback requirements and how they impact the building pad is important. ( I know of situations where buyers purchase lots and then sell the lot they just purchased because they did not verify that the home plan they fell in love with would fit on the lot they purchased) This is where working with a licensed real estate agent who specializes in New Construction can guide you to making the best decision for your goals.
Always confirm with your builder that the home plan with the number of garages you want will fit on the lot you are considering before purchasing a lot.
Having the width and depth of the home plan you are considering is very helpful in the process because it allows you to eliminate lots that simply will not work for your floor-plan selection.
So, be sure to consider setbacks when looking for your perfect homesite!
